Site Description

The proposed site is an irregular rectangle of land, currently in use as a private sportsground, located in a predominantly residential area of Borehamwood and is bounded to the north, east and west by residential properties and to the south by Croxdale Road where the main access to the site is located.

The built facilities on site are of limited quality and date mainly from the 1930’s and are now showing their age and becoming increasingly outdated.

The current clubhouse is of low grade construction, uninsulated and single glazed, causing high heating costs, and the playing surfaces are often waterlogged in winter and cracked in summer.

The Proposals

Proposals to redevelop the Croxdale Road site for housing have been under discussion for several years with the main issue being the identification of a suitable replacement site to deliver the sports facilities to be relocated from the site.

The redevelopment of the Croxdale Road site would allow the Old Haberdashers’ Association to provide a bespoke new facility which will be the subject of a linked planning application in Radlett.

The Croxdale Road site would provide 170 high quality new homes along with a significant area of public open space which is not currently publicly accessible due to the privately held nature of the site.

Planning Status

The Old Haberdashers’ Association Sportsground on Croxdale road was previously identified as a site in the old Hertsmere Borough Council’s Adopted Plan as site 37a. It was identified as a greenfield site safe guarded for housing under Policy H2 and was included in the Strategic Housing Land Availability Assessment 2010 as a site which is deliverable within 5 years.
